Where San Antonio is remodeling
The city issued 26,458 residential repair permits from January 2021 to October 23, 2026, about 4,488 in a full year. The most in the last 12 months went to 78250 (Northwest Side), 78247 (North Central, Thousand Oaks), 78228 (Northwest, Balcones Heights area).
Per owner-occupied home, the busiest ZIP codes are the old neighborhoods ringing downtown, where the median house went up in the 1940s or 1950s. A bathroom there is often on its original cast iron drain and its third layer of tile. Remodeling an older bathroom.
Bathrooms show up in the permit descriptions too: 457 permits since 2021 name a bath or shower in the project, most of them plumbing permits. Most permits carry no description at all, so that is a floor. When a bathroom needs a permit.

An older city than it looks
About 38% of the homes in the 56 city ZIP codes we cover were built before 1980, and 17% before 1960 (Census ACS 2020-2024). The newest housing is on the edges, in places like Alamo Ranch and Stone Oak. The oldest is inside Loop 410.
That matters for a bathroom. Under EPA's lead renovation rule (RRP), anyone paid to do work that disturbs paint in a home built before 1978 must be certified. That includes plumbers and electricians. Minor work that disturbs 6 square feet or less of paint per room inside is not covered. Ask the remodeler for their EPA lead-safe certification if your house is from before 1978, and ask them to price what they find behind the tile, such as rotted subfloor or old galvanized supply lines, as a line item instead of a surprise.

Questions San Antonio homeowners ask
What does a bathroom remodel cost in San Antonio?
Published national figures put a bathroom remodel at $6,000 to $18,000, about $12,000 on average (Fixr, January 2026). A cosmetic refresh runs $2,400 to $10,000 and a full gut remodel $9,000 to $30,000. Your price depends mostly on whether plumbing moves and on the shower you choose. Get it in writing.
Do I need a permit to remodel a bathroom in San Antonio?
Usually yes when plumbing or wiring changes. The City of San Antonio says a building permit is typically required to build or remodel a structure, with a few exceptions for some general repairs. The city's No Permit Required list includes cabinets and countertops. Flooring and tiling are on it too, as are painting and drywall repair. Moving a drain, adding a fixture or adding a circuit is not on that list.
Does Texas license bathroom remodelers?
Texas has no state license for general contractors or remodelers. The state licenses the trades inside the job: plumbers through the Texas State Board of Plumbing Examiners and electricians through the Texas Department of Licensing and Regulation. Inside San Antonio city limits, a remodeler who pulls permits must be registered with the city.
How much does it cost to turn a tub into a walk-in shower?
Fixr puts a tub-to-shower conversion at $1,200 to $10,000, about $4,000 on average, and a full walk-in shower at $5,000 to $11,000. A prefab pan and wall kit sits at the low end; a tiled, curbless shower sits at the top.
